Local builders are looking to capitalize on year-end sales momentum by opening five new communities just off Ortega Highway. According to CoreLogic, some of the products currently on sale are “affordable” than the countywide average sales price of $960,000 for all homes (new and existing) in November.
In the master-planned community of Rancho Mission Viejo, the Village of Lienda has 279 two- and four-bedroom homes for sale from Renner, Tri-Point Homes, and Trumark Homes.
The four new districts are…
Shelter: Lennar builds. 89 homes ranging from 1,116 to 1,902 square feetMore than 55 communities offering single and two story single family homes. Prices start in the high $700,000 range.
Pearl: Leonards 56 homes ranging from 1,595 to 2,257 square feetA separate community of over 55 with single and two storey single-family homes. Prices start in the low $1 million range.
Botanica: Tripointe 61 two-story single-family homes ranging from 1,982 to 2,313 square feetPrices start in the low $1 million range.
Dahlia: tormarks 73 two-story single-family homes ranging from 2,451 to 2,822 square feetPrices start in the low $1 million range.
According to Rancho Mission Viejo, Rienda’s first phase of 671 homes across seven neighborhoods has been nearly half sold since its April 2022 launch.
In San Juan Capistrano near Highway 5, Landsea Homes has 89 townhomes for sale in Avelina.
Three-story residences range from 1,767 to 1,840 square feet with four bathrooms and up to four bedrooms. Prices start in the $700,000 range.
Nearby Landsea’s 43-unit Petra community has already sold 13 homes since it debuted in October.
Local builders as a group have much more recent sales success than the used home market.
Across Orange County, builders sold 812 new homes in the three months to November. This is a 10% increase from his 12 months prior. And in his six-county region of Southern California, he sold 5,218 homes over the same period, down 9% in the 12 months.
Compared to Orange County, which resold 5,354 homes in the same three-month period, that’s a 42% decrease from 12 months ago.When Southern California builders totaled 43,871 units, down 39% in 12 months.
