“This lot is massive for Garden Highway,” Sacramento appraiser and housing market expert Ryan Lundquist said. “Large river properties with larger water frontage really don’t hit MLS very often.”

Garden Highway stretches through Sacramento County and Sutter County. The last time a property of this size sold on the Sacramento side was in 2010, Lundquist said. Since 1998, only eight out of 232 public sales on Garden Highway in both counties were set on at least 3.88 acres.

“It’s really in the very best location anyone has on the Sacramento River,” listing agent Kim Pacini-Hauch of RE/MAX Gold said. “These are family estates (along the riverfront), and they very rarely come to market.”
