As construction begins on the first single-family homes in the Delta Shores development of south Sacramento, a new proposal has been submitted to build a 235-unit apartment community across the street from the commercial center.

Russell Square, a West Coast developer of multi-family communities, has applied with the city of Sacramento to construct the apartment community on Delta Shores Circle South, the main thoroughfare leading into the commercial plaza. A series of three- and four-story buildings would be built on the 8.56-acre plot.

The developer wrote in a project application that “the project aims to build an integrated community promoting smart growth principles to enhance quality of life through low-impact development, interconnected and pedestrian-friendly neighborhoods, and easy access to public transit.”

The community will have “work-from-here stations, a pool deck with lounge spaces, an indoor golf simulation center, a dog park and dog wash, bike rooms, and multiple outdoor lounge and picnic areas interspersed between buildings,” the developer wrote.

It has taken more than a decade of planning for the first homes to be built at Delta Shores. The first phase of more than 160 single-family homes are under construction.

The Sacramento City Council approved a plan for the 782-acre Delta Shores nearly 15 years ago, permitting up to 5,222 residential units in what would be one of the region’s largest developments. While the housing portion of the plan has been slow to materialize, the retail area has thrived, bucking a national trend of struggling commercial centers.
