Auckland homes could replace offices, could be city’s tallest tower

Auckland — A residential high-rise in downtown Auckland will replace the offices once proposed at this location. The project could be the tallest building in the East Bay city as the office market cools due to the coronavirus.

When built, the 46-story tower will house 596 residential units, documents filed by Auckland city planners show.

The development, dubbed Town Tower, will be built at 325 22nd Street, about two blocks from Lake Merritt and within walking distance of the Oakland 19th Avenue BART station, according to official documents.

Real estate giant CIM Group has submitted a proposal for a development on the corner of 22nd Street and Kaiser Plaza. The development will also have frontage on 21st Street.

In 2015, Los Angeles-based CIM Group used its affiliate, Two Kaiser Plaza Oakland, to pay $11.1 million to purchase four lots to be used for development. Currently, this property is a large flat parking lot.

The Town Tower will rise 487 feet. If skyscrapers existed today, he would be taller than Auckland’s current tallest building, the 28-story Ordway Building. According to Wikipedia, Ordway is 404 feet tall.

According to planning documents, the proposed skyscraper will feature a façade with elements fashioned into patterns designed to evoke images of woven baskets and other products made by the Orone tribe of the region.

In 2017, CIM proposed an office tower at the location. During that time, developers have successfully constructed office buildings for large tenants.

The arrival of the coronavirus has caused unprecedented economic turmoil with unforeseen after-effects.

A series of government-mandated business shutdowns to combat the deadly bug epidemic has also forced countless workers out of offices for over a year.

With so many office-based employees working from home for extended periods of time, employers and their staff are now considering how often, or if, they work in the office.

This has led businesses to reassess the amount of office space they will need in the near future. In many cases, prognosis favored less office space.

According to CIM Group’s plans, the new residential tower project to replace the now-decommissioned office building will include a number of special features.

According to preliminary proposals, the 45th floor will include a penthouse level.
